Question:
In our ballot packet sent out to us owners are not seeing or finding the two measures that are buried in the middle of the proxy page? Several of us have asked some of the other owners if they were aware and they didn’t read the proxy page because it doesn’t apply to them and they are unaware. There is nothing in the voting instructions about this either. Based on this how accurate is this going to be?
Also why are owners who own multiple lots not getting to vote multiple times based on the number of lots they own for these limited powers?
Not that it matters to most of my fellow owners but I would like to say I have always been in favor of a management company helping to maintain our rules and regulations, employees, park upkeep etc.
But remember a management company is only as good as the parameters outlined by the board for it to work within are being provided.
For the same reason most of the parks committees that were all in place a few years ago and ready to move forward with the owners help all failed. And the management company BM hired many years ago quit us only after a few months is because I believe were given no guidelines or parameters to work with will once again fail until this board can produce the following:
Mission Statement, up to date Bylaws, CCRS, park pricing, employee job descriptions etc.
As a owner who volunteed for 2 commities at the last election and was excited to help I got no help from the board and was told only to stop my research regarding the storage lot and stepped down from the ARC because I was told that park permits were no longer required?? Just send a picture on your phone to the board with a brief description of what you want to do and they will text you back, approval or no?
A while ago there was a question about discounting some sites for lack of rental occupancy. Bryn Mawr is an amazing place with the ocean as its premiere attraction. If I book a hotel, they do not discount my room that overlooks the street. They charge me a premium if I want an OCEAN view. Site # 2 is a pull through lot in excellent shape. It does not have the ocean, but it is close to the dog park, the tennis courts*, and the swimming pool*. Then we walk to the ocean. Great for us, but not those who come for the ocean. I am thinking about a 3% increase for all of us, and a5%-6% for the premiere sites. That equates to $60/$1,000 of rental revenue, which is fully supported by increased operating expenses. Re-evaluate after 6 months.

What I know is the monthly fees are going up and my 1099. Is $2000 less then the year before. I have a small lot and they could make a 4th category. Small lots and charge less if the owner agrees to go to that situation to improve their income and the Coop’s income.

Was just approached by a couple of our Canadian Renters who have been coming here for years and asked me if I would confirm the rent increase at 3%. I did say I believe it was 3%.
She said the math didn't equate because they have been paying the monthly rate of $1999.00 and the new cost for the same site is now $2200.00? So I pulled out the last price sheet and got a new one and my and her math came out the same:
1999.00x 3% is a increase of $59.97 not $221.00?
What should I tell them ?

Al I spoke to one of our board members about this on 1-5-26 and he did not have an answer. He did show me a copy of the minutes from the meeting when they voted on this and it clearly states that it was to be a 3% increase only. Since he couldn’t explain it to me he did tell me in an email he would look into this and get back to me asap. I’m hoping to hear back soon and when I do I will let you know.

Maybe you taught him discipline and responsibility. Alan did the deck on time and within the budget. A cautionary tail for any contractor. I had my contractor "education" in the 80s.The devil is in the details and the details are in the documents. Communication is key.
